An EICR is a health check of the wiring in a property. We inspect and test the fixed installation – consumer unit, circuits, sockets, lights, earthing – and give you a report that says whether it is safe to keep using and what, if anything, needs attention.
Who needs one?
- Landlords – the law in England requires a satisfactory EICR at least every 5 years and a copy for every tenant.
- Home buyers and sellers – a report before exchange avoids surprises later.
- Homeowners – recommended every 10 years, or sooner if the property is older or has had work done by unknown hands.
- Businesses and letting agents – for insurance, compliance and peace of mind.
What happens on the day
One of our NICEIC-registered electricians will need the power off for parts of the test, so we agree a time that suits you or your tenant. A typical 3-bed house takes 2–4 hours. We explain anything we find while we are there, not just in the paperwork.
What you get
A full report with each observation coded C1, C2, C3 or FI, and a plain-English summary of what those codes mean for you. If remedial work is needed we quote it separately in writing – you are under no obligation to use us for it.

Not necessarily – we regularly work with letting agents and tenants directly. We just need access and the power off for a while.
